Private fishing lakes in Kent — exclusive to Ashby Farms guests

Two private coarse fishing lakes on a family farm in the Kent countryside, stocked with carp to 36lb and a range of coarse species. No day tickets — fishing at Ashby Farms is exclusively for guests staying in our accommodation.

The lakes:

Both lakes are available year round and stocked with Common and Mirror Carp (to 36lb), Roach, Rudd, Tench, Perch, Bream and Gudgeon. We operate a catch and return policy.

The lodges sit about 10 metres from the water's edge. There are plenty of swims around both lakes — we don't pre-allocate them, so you can pick your spot on arrival.

These lakes fish differently to a lot of other venues. These fish are experienced. They reward the right approach — reading the water, fishing the margins, keeping it simple. Guests who take the time get results; those who cast into the middle and wait generally don't.

How it works:

Fishing is available to all guests staying at Ashby Farms — whether you're in one of the lakeside Fisherman's Lodges or at Roughlands bungalow, a short walk through Roughlands Wood. Fishing is sometimes included depending on the time of year — check the price list for details. A valid rod licence is required.

Planning a fishing trip with a group? We can accommodate fishing parties of 10–42 guests across our lodges, all on the same site. See group booking options →

FAQs

Fishing Rules

You are required to follow our fishing rules which can be found here.

Do you offer day fishing?

No — fishing is exclusive to guests staying on site. This keeps the lakes quiet and the banks uncrowded.

Do you supply kit or bait?

We don't supply kit or bait. For local tackle shops, Invicta Angling and Angling Direct are both in Ashford, about 10 miles away. Alternatively, Angling Direct also delivers nationwide if you'd rather order ahead of your trip.

Can I reserve a swim?

We don't pre-reserve swims other than for disabled anglers, but there are plenty around both lakes and you'll always find a good spot.

What about cold weather?

The lakes don't have aeration equipment, so in very rare cases of prolonged hard frost they may freeze. This is unusual.

How far are the lakes from the lodges?

The lodges are about 10m/30ft from the water (see image below). We don’t reserve swims but there are plenty around both lakes.
