conditions of hire

ASHBY FARMS Ltd., herein referred to as The Owner, hereby notifies you, The Hirer, that reservations are accepted under the following conditions:-

Modifications and Descriptions

Every effort has been made to ensure that holiday home descriptions contained in the property’s website, brochure and any online listings are accurate.

The Owner reserves the right to make modifications to the holiday home specification that are considered necessary in the light of operating requirements. In the interest of continued improvement, The Owner reserves the right to alter or delete furniture, amenities or facilities, either advertised or previously available, without prior notice.

Hirer's Responsibilities

The Hirer is responsible for the holiday home and its equipment during the period of hire and is expected to take all reasonable care of it. The holiday home is let fully furnished. Bed linen and towels are extra. You are advised to check on arrival and report any shortcomings, damage or missing items immediately to The Owner or his representative whose telephone number appears on your booking confirmation, so that the matter can be remedied for you. No claim can be considered for such matters not so notified.

The Hirer undertakes to report and pay for any damage caused to the holiday home or for equipment lost, damaged, broken or stolen during his occupancy of the holiday home. Unsuitable substitutes are not accepted. All the equipment, utensils, etc. must be left in a clean condition at the end of the hire period. All rubbish, must be disposed of according to the instructions displayed in the property. There may be a charge if these are not complied with.

Hirer's Property

The Owner does not accept any liability for loss of, or damage to, personal effects, baggage, or any other item belonging to the hirer or to any member of the hirer’s party, except in so far as the loss or damage arises from a substantial defect or damage existing in the holiday home or its surrounds and which was known or should have been known to The Owner but for his negligence.

A Security Deposit is always required at the time of booking. Deductions may be made from this for any damage done to the holiday home or its furnishings, bed linen or towels not accounted for, the holiday home left dirty, or rubbish not left as above. Your Security Deposit (less any deductions) will be returned to you by cheque or credit card within two weeks of your departure.

Cancellation

The security deposit is non-refundable unless the holiday is cancelled within 48 hours of booking and stay is not within 30 days.

If cancellation is made more than 30 days before the holiday’s start any payments made will be refunded minus the Security Deposit.

If cancellation is within 30 days of the holiday’s start the full balance for the holiday must still be paid unless we are able to rebook the property.

Fishermans lodge site and fishing rules

For guests staying or fishing at Fishermans Lodges you are required to abide by the following rules

1. Please park sensibly, do not block access, and keep the gate locked.  

2. The car park nearest to the Lodges has one parking space per lodge.  All other vehicles should be parked in the overflow car park nearer to the road. 

3. The use of loud radios, bad language, abusive behaviour etc. is Strictly Forbidden. 

4. If you have paid for a daily fishing permit you are allowed to fish for one day with  two rods.  If you have paid for a family fishing permit up to four members of your  party are allowed to fish daily for one week with two rods.   

Rods & line with baited hooks must not be left unattended. 

5. All nets, weigh slings and unhooking mats should be disinfected and dry before use  and must be of a suitable size.  

6. No braid main lines, lead core, fixed leads to be used. Running rigs, lead clips and  inline leads (free running only) no bolt rigs. 

7. Barbless hooks only. 

8. No keep nets or sacks to be used at any time. No Bait Boats. 

9. All fish to be returned to the lake from which they were caught, alive and unharmed  immediately after capture. 

10. Respect other anglers. 

11. No wading, swimming or boats allowed. 

12. Do not cut or damage bank side vegetation or trees etc. Please contact the Farm Office  if vegetation is obstructing your fishing. 

13. Do not light fires. 

14. Night fishing is allowed if it does not disturb other guests.  

15. Bivvies are only permitted if they do not obstruct a path. 

16. Swims can not be reserved unless a guest has a disability and requests we reserve the  swim nearest to their lodge. There are two swims (one for each lake) that have  priority fot disabled anglers. Please do not obstruct them. 

17. Ground bait is not allowed between June to September inclusive. 

18. You must hold an NRA Rod & Line licence. 

19. Visiting friends who are not staying on holiday with you, may only fish with Ashby  Farms Ltd. prior permission. 

20. Do not throw into the water or leave on the ground any litter, this can kill and  damage wildlife (This includes discarded nylon line, tins, bottles, etc.). 

21. Firearms & Airguns may only be used with prior permission from Ashby Farms Ltd.  Permission will not be given to shoot in the woods around Fishermans Lodge. 

22. Dogs and Children must be kept under strict control at all times, dogs always kept on  lead when outside 

N.B. You will be held responsible for any litter found where you are/were fishing.  Failure to observe the above rules or acting in any way which interferes with the  enjoyment of others or their use of the waters will result in the offender being asked  to leave and banned from further use of the facilities. 

Visitors are reminded that Ashby Farms Ltd. accept no responsibility for any accidents or  damage to persons or property however it may be caused.
